Gateway Commons was built for voucher holders. We know the HACLA process and we do the paperwork with you, not after you.
Who can apply
Anyone with a Housing Choice Voucher (Section 8) from HACLA, LACDA or another housing authority, and anyone who qualifies without one. We treat every application the same way.
What you pay
Your housing authority sets your share, usually about 30 percent of your household income. They pay the rest directly to us each month.
What rent is
Rent is set at the payment standard for your bedroom size. The 2025 HACLA standards are $2,340 for one bedroom, $2,952 for two and $3,756 for three. We will post the current figures when leasing opens.
Deposit
One month's rent, held in a separate account and returned at move-out less any damage beyond normal wear. Some housing authorities and nonprofits help with deposits; ask us.
From waitlist to keys.
Tell us the bedroom size on your voucher and when it expires. We call the list in order.
A short application with ID, your voucher, and income or benefit letters. No application fee for voucher holders.
We fill in the RFTA packet with you and send it to your housing authority the same day.
Your housing authority inspects the home. New construction passes quickly.
You sign the lease, the housing authority signs the HAP contract, and you get your keys.
What to bring when we call.
- Photo ID for every adult
- Your voucher and the RFTA packet from your housing authority
- Income or benefit letters for everyone in the household
- Names and ages of everyone who will live in the home
- Your current landlord's contact, if you have one
We never ask for Social Security numbers, bank details or card numbers by text or email. The secure application handles that.
